- Flood damage. Primary home insurance policies may not include flooding that’s caused by heavy rains. That includes sewage backups that happen when rains overtake storm-water systems. This problem is not only costly to fix, but it’s a health hazard, too. Make sure you purchase coverage beyond what your home insurance policy outlines to protect your home against flooding or sewage damage.
- Tree damage. Older trees can be easily knocked over when winds are strong, if they’re struck by lightning or rains are heavy. When trees or limbs hit structures like your home or a neighbor’s home, the damage is expensive to fix. A homeowner’s insurance policy will generally cover tree damage. Just be sure to maintain trees, as some insurance carriers may decline coverage if you’re found negligent.
- Roof leaks. When shingles are blown off the roof, flashing fails, or wear and tear leads to exposure, you need home insurance to kick in. It’s not just the roof that will need repaired; the structure underneath can also become damaged by moisture. If left unchecked, leaks can also lead to problems in the attic, such as mold growth or wood rot.
